There are limits to the scope and nature of the information that the Land Registry can provide.
Please be aware of the following:
- Some properties have no liability to maintain boundary structures like fences. All we can do is provide you with your documents for you to review – if there is no mention of any boundary structure liability, it means you are not responsible for any boundary structures.
- The Land Registry does not have measurements/dimensions of land or property, therefore we cannot provide this information. More information on this can be found here.
- Title Registers show the current owner and current mortgage details only โ not previous owners or previous mortgages. We cannot provide a list of past owners or mortgages.
- The Land Registry does not maintain information on when a property was built or how it was constructed. It does not hold building plans, blueprints, schematics, utility location plans or planning information.
- Title plans are based on the OS survey map in use at the date the property was first registered.
- You need the comprehensive title deeds package if require full details of rights of way or restrictive covenants. The title register and plan is usually not enough.
- Some properties have no rights of way or restrictive covenants. All we can do is provide you with your documents for you to review – if there is no mention of rights of way or restrictive covenants, it means that none exist.
- Leases do not always show the name of the current owner. That is the role of the Title Register. If you only need proof of ownership, do not order the lease for that purpose, order the Title Register instead.
- A property can have more than one title. As an example only, additional land to extend a garden, purchased separately to the main house, would not be added to the main house title; It will have its own (separate) title and you will need to purchase the documents for it separately.
- Title documents are not intended to provide a history of a title, the Land Registry does not seek to establish historic ownership, and so old documents are only filed where those documents contain rights/restrictions/covenants/other legal matters which still affect the property today.
