This Comprehensive Title Deeds option provides Official Copies of the Title Register, Title Plan and every filed document held by the Land Registry referred to on the Title Register and noted as copy filed or original filed**. You will never pay for more than you receive, so if there is nothing other than the Title Register & Title Plan available, we will provide these and a refund of £20 will be made.
NOTE: You are purchasing the Title Register alone and therefore you can not be sure exactly what land/property is included in the title. The Title Register may also refer to features shown only the the Title Plan. For this reason, we recommend obtaining the Title Plan at the same time.
NOTE: The Title Plan may show features (such as parts of the land coloured differently, or edged in various colours) with no explanation on the plan itself. Such features will always be explained in the Title Register. Usually, these features relate to areas over which the property has right of way, or areas of land which have been removed from the title. For this reason, we recommend obtaining the Title Register at the same time.

The Lease contains the terms of the leasehold agreement (rights, restrictions, rent clauses etc), however it is not proof of current ownership. The Title Register is the only document that shows the current owner of the property.

A Filed Deed is a deed or document referred to within the Title Register (e.g. a Conveyance/Transfer/Charge/Agreement) and followed by the words "copy filed" or "original filed". When ordering a filed deed, you must specify which document you require and the date of it (e.g. 'Transfer dated 9.3.2004')

Title Deeds are the documents that prove legal title to a property. They consist of a Title Register and Title Plan.

Filed Deeds are the ancillary documents which are referred to in the Title Register. They may be conveyances, transfers, easements, charges, agreements, rights of way or anything else listed in the Title Register – these are referred to collectively as filed deeds. Any document noted on your Title Register as “copy filed” is a filed deed and can often be obtained within the hour.
